A property tax appeal (also called a Board of Review complaint) is a formal request to your county assessor or Board of Review to reduce your property's assessed value. If your property is assessed higher than comparable nearby properties, you have legal grounds to appeal and potentially lower your tax bill.

How We Find Your Comparable Sales

Our tool uses a 4-round progressive search to find the best comparable homes. We start with the tightest criteria and gradually loosen them until we find at least 6 solid comps.

Round 1 — Tight Match (Last 6 Months)
We look for homes sold in the last 6 months that closely match your property: square footage within 10%, exact bedroom count, bathrooms within 1, lot size within 20%, and built within 10 years of your home.

Round 2 — Moderate Match (Last 12 Months)
If we can't find enough tight matches, we expand to the last 12 months and loosen slightly: square footage within 15%, bedrooms within 1, lot size within 25%.

Round 3 — Flexible Match (Last 12 Months)
Still not enough? We drop the lot size requirement and keep everything else at Round 2 levels.

Round 4 — Wide Match (Last 12 Months)
As a last resort, we widen to square footage within 20%, bedrooms within 2, bathrooms within 2, and remove lot size and year built filters entirely.
